Rental Rates and Policies
- May 1 to October 31: $5600 weekly
- November 1 to April 30: $6300 weekly
- Christmas and Easter weeks: $8400
- 7-night minimum
- Longer stays negotiable. Rates for smaller groups may be negotiable.
- Rates are in USD and subject to change without notice.
- Rates are based on a maximum of 8 people: double occupancy of four bedrooms.
- The cost per night ranges from $800 to $1200, depending on the season and the time remaining prior to the rental week. Please enquire. We are happy to talk to you.

Rental Rate Notes
Rental rates are for one week, Saturday to Saturday. Longer stays are negotiable. Rentals begin at 4 p.m. Check out is at noon. There is a $1,000 security deposit due at time of rental. Full rental fee is due 60 days prior to arrival. Cancellations will forfeit percentage of rental, depending on date of cancellation. This is a non-smoking house. Pet friendly. Contact owner for details.
Policies
Renters may park cars in our garage. House is not suitable for toddlers, those confined to a wheel chair or those who cannot negotiate stone stairways. There is no elevator. Guests may entertain with knowledge of house Manager and Staff. Staff can provide catering, extra servers, flowers, bartender, Mariachis, etc. Wedding parties have used the house. Guests are expected to behave politely and treat the staff with respect. Loud or unpleasant behavior which annoys neighbors, awakens staff members after 11 p.m., or requires a visit from security will result in financial liability. We will not rent to students or persons under 25 years of age unless accompanied by an adult or guardian. Any reservation made under false pretensions will be subject to forfeiture of advance payment, deposit and/or rental fee, and the party will not be permitted to check in. Travelers arriving from the USA or Canada now require a valid passport to enter and leave Mexico. Be sure to hang onto the tourist card customs officials provide upon entering. They are required to depart Mexico and there is a fine if you lose yours.
Deposits
A $1000 damage deposit is required at time of booking. Deposit will be returned after maintenance has inspected the house following your departure. All damage or breakage bills will be deducted from the deposit. A 50% down payment is required at time of booking. Remaining rental fee is due 60 days prior to arrival. Cancellations: 25% of total rental fee is forfeited if canceled 30 days prior to arrival. 50% is forfeited if cancelled less than 30 days prior to arrival. 75% is forfeited if cancelled 7 days or less prior to arrival date. We accept personal checks provided 60 days in advance. We also accept MasterCard and VISA.
Refunds
Total deposit will be refunded if cancelled 60 days or more before arrival date. See above for remaining cancellation policy.
Services
The services of a bi-lingual House Manager, cook and maid are included.
Our house Manager will meet you at the airport in Manzanillo and guide you to our home if you do not choose to rent a car. A Cadillac Margarita will be ready for your arrival, as well as a selection of appetizers, to thank you for choosing Casa Chinampa for a vacation you’ll remember for a lifetime.
Meals
After discussions with you, our House Manager arrange with the staff for all upcoming meals taken at the house. The staff will shop for the food, cook it and serve it when and where you choose to eat. We have a formal dining area, a breakfast “island” and a rooftop garden to choose from. The staff can also make reservations for you at any of the excellent nearby restaurants, as well as any activities you choose to enjoy. Our house Manager will be happy to help you arrange your meals and activities. Just ask!
All linens, bath towels and beach towels are included in the rental fee.
The telephone is available for local calls only.
The desktop computer is available for the use of the guests, as is the wireless connection. A key code will make the wireless available for use on renter’s laptop computers.
Television is available in the middle bedroom in several languages with a satellite connection.
All bedrooms have A/C and ceiling fans.
Daily maid service, including washing and drying of your clothes is part of the rental fee.
The kitchen has gas oven and 6-burner stove, microwave, refrigerator, bar refrigerator, outdoor grill, full pantry and picture window. Guests wishing to cook for themselves may arrange to do so.
This is a no-smoking house.
Pets may be included by prior arrangement. There is a $50 pet fee for a pet that is accepted. Pets must be kept on a leash at all times when outside of the casa. Renters must clean up after their pet. All pets must be able to show vaccination certificates.
You are responsible for the cost of all food and beverages consumed during your stay.
Tipping
The staff looks forward to tips for cooking, serving, clean-up, keeping your rooms, laundering your clothes, etc. $20 per day per room is customary.

Security Requirements
We will be in touch after confirming your reservation to learn the names and passport numbers of all of the people in your party. This is a necessary step for clearing security at La Punta.
